Workday Establishes Major Hub in Chennai: 1.94 Lakh Sq. Ft. Office Deal at Millenia Business Park

Tech News, Chennai, 27 March 2026: In one of the most significant commercial real estate transactions of the year, the U.S. based enterprise cloud software giant Workday has officially anchored its presence in Chennai. The company has leased approximately 1.94 lakh square feet of Grade-A office space at the Millenia Business Park, located in the high-growth Perungudi micro-market along the Old Mahabalipuram Road (OMR) IT corridor.

According to data from real estate analytics platforms, Workday India Private Limited has committed to a long-term operational strategy in the city with the following lease terms:

The company will pay a base rent of approximately ₹1.85 crore per month. An additional ₹1.52 crore per month has been earmarked for fit-outs and interior infrastructure over the first six years of the term. The lease is signed for a 7-year duration, featuring a 4.75% annual rental escalation clause. The new Global Capability Center (GCC) spans from the 1st to the 4th floors of the business park.

This Chennai facility is set to become a core engine for Workday’s global innovation. Moving beyond back-office operations, this GCC will focus on high-value technological development, including:

Development of Workday’s proprietary AI architecture, Illuminate, which aims to automate complex business processes in HR and Finance. Designing and scaling next-generation SaaS (Software as a Service) features for a global client base. Supporting the company’s expanding cloud footprint as it prepares to launch its first local data center in India later this year.

Industry experts note that Workday’s choice of Chennai highlights the city’s status as a premier hub for SaaS and AI talent. The facility has the capacity to house between 1,500 and 2,500 professionals, tapping into the deep pool of engineering graduates and tech experts in the region.

The move is part of Workday’s broader “India-First” strategy. With existing offices in Pune and Mumbai, the Chennai GCC represents a massive scale-up. The company’s India headcount has already surpassed 1,200 employees as of early 2026, and this new center is expected to accelerate hiring significantly over the next 24 months.
